Knowing who uses the information gives an understanding of the differences between a home appraisal and home inspection. Lenders use information from the appraisal to determine the market value of the home. The appraisal protects the lender's pocketbook. It reduces their risk associated with providing the loan. Buyers use information from the home inspection report to determine the current condition of the home. The home inspection protects the buyer's pocketbook. It reduces their risk associated with home ownership.
Buyers have very little protection when buying a home. For your protection HUD recommends that you get a home inspection.

- Remaining useful life of building components.
- Suggested remedy or repairs to correct a physical deficiency.
